Built for the RSH consumer-regulation framework

Every module in the Social Housing Pack maps to a specific statutory framework — no generic compliance fluff. If RSH or the Ombudsman asks for evidence, you can show it in one click.

RSH Standards Checklist

37 controls across all four Consumer Standards (Safety / Transparency / Neighbourhood / Tenancy). Self-rate, attach evidence, AI-suggested document matches via vector search, one-click Create CAPA from any gap.

Awaab's Law Live Tracker

Live statutory timers from the moment a hazard is reported — 24h emergency inspection + repair commencement (Phase 1, Oct 2025), 14d investigation + 7d repair plan (Phase 2, 2026). AI triage at intake, breach detection at 09:00 UK daily, Telegram + email alerts.

Tenant Satisfaction Measures

The 22 TSMs — 12 perception (survey-based) + 10 management. Monthly or annual capture, sample-size and methodology tracking, year-on-year trend charts, 30 June submission countdown, RSH-format CSV export.

Building Safety Case

Per-building golden thread for higher-risk buildings (7+ storeys / 18m+) under the Building Safety Act 2022. Link FRA, fire strategy, structural reports, and modification history from the document library.

Ombudsman Code Self-Assessment

The mandatory annual self-assessment against the Housing Ombudsman Complaint Handling Code (effective April 2024). Eight sections, compliance scoring, improvement actions, board approval trail, submission status state machine.

Annual Report to Residents

AI-drafted from your own data — RSH compliance, Awaab activity, TSMs, complaints, building safety. Resident-friendly UK English, editable in-page. Copy + paste into your house style template.

Why PICMS, not a spreadsheet

The point of buying a platform vs running another tracker is that it actually does the timing for you — and tells you when something is about to go wrong.

1

Statutory clocks tick automatically

Awaab's Law deadlines are calculated from the moment a hazard is reported. A daily scan checks every open hazard at 09:00 UK and writes a breach record + fires Telegram + email if a deadline is missed. No human has to remember to look.

2

The platform finds its own evidence

Click any RSH control — PICMS vector-searches your document library for matching policies, procedures, audit records. Top 5 with confidence scores. You don't have to remember where you filed the FRA from 2024.

3

Gaps become CAPAs in one click

Mark a control as "Gap identified" → one button creates a CAPA with the right priority (critical=14 days, high=30 days, standard=60 days), the right owner, and a link back to the control. Same workflow CAPA managers already use.

4

RSH + Ombudsman + DLUHC feeds, bridged

Four social-housing regulatory sources (RSH publications, Housing Ombudsman determinations, DLUHC policy news, Awaab's Law statutory guidance) are auto-scanned. Critical / high items bridge into your legal register as they happen.

5

The Annual Report writes itself (mostly)

Claude Sonnet drafts the resident-friendly version from your live data — TSMs, RSH compliance, complaints, building safety. You edit and publish; the final product is yours but the blank-page tax is gone.

6

White-label for consultants

If you're a housing consultant managing multiple RP clients, every workspace can carry your branding — RAMS, reports, emails, the dashboard. Sell PICMS as your platform.

Frequently asked questions

Does PICMS handle Awaab's Law statutory timescales?
Yes. The Awaab's Law live tracker applies the statutory deadlines automatically — 24 hours for emergency inspection + repair commencement (Phase 1, October 2025), and 14 days for written investigation + 7 days for a repair plan (Phase 2, 2026). The clock starts at hazard report time, not at triage. A daily 09:00 UK scan checks every open hazard for missed deadlines and alerts the responsible team via Telegram + email.
Can I capture and submit the 22 Tenant Satisfaction Measures through PICMS?
Yes. The TSM capture form covers all 22 measures (12 tenant perception + 10 management). You can capture monthly or annually, see year-on-year trends, and export the RSH-format CSV for upload to the RSH submission portal. A 30 June deadline countdown appears on the dashboard.
How does PICMS help with the Housing Ombudsman Complaint Handling Code?
The Complaint Handling Code self-assessment page walks through all eight Code sections — definition, accessibility, Stage 1, Stage 2, putting things right, continuous improvement, governance, and resident voice. Each section gets a self-rating, evidence, and improvement actions. Submission is blocked until all sections are rated. Board approval date + publication URL are tracked for governance.
What's included in the AI-drafted Annual Report?
The Annual Report draft pulls live data from your RSH Consumer Standards self-assessment, your Awaab's Law hazard activity, your captured TSMs, your Complaint Handling Code self-assessment percentage, and your Building Safety Cases. Claude Sonnet drafts the report in resident-friendly UK English. You edit before publishing — the final publication remains your responsibility.
Can consultants white-label PICMS for their housing association clients?
Yes. Consultants on the Partner Programme get the Social Housing Pack on every client workspace and can apply their own logo, colours, and brand to PDFs, emails, and the dashboard. RAMS, reports, and tenant-facing documents all carry the consultant's branding.
What if my organisation doesn't have any higher-risk buildings?
The Building Safety Case page is optional. If none of your stock is 7+ storeys / 18m+, skip the module entirely — the rest of the pack still applies. The Annual Report will simply omit the Building Safety section.
